The Gainesville market broke below its 12-month average sales volume this week as sales dropped 10.3% to hit 35 homes sold over the last 30 days. On the other hand, close-by Centreville registered 70 homes sold in the same time frame, the most of all surrounding cities. The median sales price continued to fall, trending downwards for nearly three months to reach $325,000. Despite the falling prices, a relatively low three months of inventory indicates that Gainesville is still a seller's market.
