In this week's report, the number of homes sold in the Carmel Valley market dropped to 41 over the past 30 days. It marked a decrease of 4.7% from last week's report and another period below the monthly average. In comparison, the Rancho Penasquitos neighborhood had 93 sales in the same time frame, the most of all neighborhoods in the area. Prices are rising in Carmel Valley, and the median sales price this period increased from $695,000 to $855,000. In spite of the decrease in sales, a low two months of inventory signals that Carmel Valley is a definite seller's market.
