Sales in the University Park market fell to two homes sold over the past 30 days. In addition, the number of sellers reducing their listing price is still in the midst of a downward trend with one price reduction in the same time frame. As the lowering of listing prices trended lower, sale prices themselves have also been increasing. The median sales price hit $577,500, extending a four-week long spike. In spite of the decrease in sales, a low two months of inventory signals that University Park is a definite seller's market.
