When comparing other close-by neighborhoods within the same period, the most came from the Rancho Penasquitos neighborhood with 63 price reductions. Prices are falling in Rancho Bernardo, and this period the median price of all sales fell from $490,000 to $482,500. There is only one month of inventory available in Rancho Bernardo, and combined with shrinking price reductions numbers, it's a definite seller's market.
