The Santa Cruz market broke below its 12-month average sales volume this week as sales dropped 25.0% to hit 33 homes sold over the last 30 days. Within the same time frame, Rio del Mar had 17 sales, the most of all cities in the area. Prices are rising in Santa Cruz, and the median sales price this period increased from $783,500 to $825,000. With only two months of inventory to sell, Santa Cruz is a definite seller's market, in spite of the dip in sales.
