There were 32 homes sold in the San Luis Obispo market over the last 30 days, but 20 contracts were executed. This marks the lowest amount since last January, and could be a sign that the market is nearing a low. In comparison, Pismo Beach had seven contracts executed in the same time frame, the most of all nearby cities. Prices are rising in San Luis Obispo, and the median sales price this period increased from $584,240 to $589,267. With only two months of inventory to sell, San Luis Obispo is a still definite seller's market, even after taking into consideration the falling contracts numbers.
