In comparison, nearby Irvine had 185 sales in the same time frame, the most of all neighboring cities. Prices are rising in Rancho Santa Margarita, and the median sales price this period increased from $635,000 to $640,000. In spite of the decrease in sales, a low two months of inventory signals that Rancho Santa Margarita is a solid seller's market.
