Home sales in the Mesa market have steadily topped the monthly average for some time. However, this week the numbers came down by 66.7% to come in at one home sold during the last 30 days. Meanwhile, the Northridge neighborhood reported 60 home sales, the highest number from all of the surrounding neighborhoods. The median sales price rose dramatically to $1,415,000, up from last week's $1,060,000. Mesa is a strong buyer's market, thanks to a big eight months of inventory to choose from and a pullback in sales.

With a determined upward trend of new sellers listing homes, including five over the last 30 days, and sales that remained the same at three in that same time frame, the Mesa market will be steady. While new listing numbers rose, prices climbed as well. This week's reported median sales price of $1,060,000 continued an eight-week upswing. With only three months of inventory to sell, Mesa is a seller's market, in spite of the flat sales.

The number of price cuts in the Mesa market climbed to two over the last 30 days, furthering an emerging positive trend. Even with the drops in list prices, sales remained the same with three homes sold. All indications show that the trend may be coming to an end, meaning less price reductions over the next few weeks. The median sales price in Mesa stayed put this week at $1,060,000. There are only three months of inventory available in Mesa, so it's a seller's market, even if sales are flat.

Sales have risen to two homes sold over the last 30 days in the Mesa market. But sellers can expect more competition, due to a three-week upward trend in homes coming into the market, now up to four for the same period. New listings numbers should rise over the next few weeks as well with all signs pointing to a continuation of the existing trend. The median sales price rose dramatically to $1,059,500, and there are a fairly average four months of inventory left to be sold.

With one home sold in the Mesa market over the last 30 days, we see no change from last week's numbers. In addition, there was no shift in the amount of sellers who came into the market in the same time frame, with two new listings for buyers to choose from. There are four months of inventory remaining in the market, and that will likely remain the case as the median sales price stayed flat at $549,000 this week.
